A forbearance agreement is a formal arrangement in which your mortgage servicer agrees to temporarily pause or reduce your monthly payments for a specified period - typically three to twelve months. Forbearance is designed for homeowners experiencing a temporary financial hardship, not a permanent one.
During the forbearance period, your lender agrees not to initiate or proceed with foreclosure. At the end of the period, however, the paused payments must be repaid. This repayment may take the form of a lump-sum payment, a repayment plan spread over several months, a loan modification that rolls the missed payments into the loan balance, or - in some cases - deferral to the end of the loan.
Planning for what comes after forbearance is just as important as getting into it - and it is something we help you think through before you ever sign the agreement.

You are facing a medical emergency or unexpected major expense
You are going through a divorce and need temporary payment relief
Your adjustable rate mortgage payment has increased beyond your current income

Administered by the Georgia Department of Community Affairs (DCA), HomeSafe Georgia is a federally funded mortgage assistance program that helps eligible homeowners who are behind on their payments or owe more than their home is worth. Eligible homeowners may receive up to $50,000 in assistance, paid directly to their lender. There are no application fees and no closing costs. Contact DCA at 1-877-519-4443 or visit HomeSafeGeorgia.com for current eligibility information.
The Georgia Mortgage Assistance (GMA) Refinance Loan program - launched in August 2025 and available through September 2026 while funds last - provides a refinancing option for Georgia homeowners who have been unable to find a more affordable mortgage solution with their current lender due to COVID-19-related hardships. Contact DCA for current availability.
FHA, VA, Fannie Mae, and Freddie Mac all have formal forbearance programs with specific eligibility criteria and repayment terms. We assess which program applies to your loan type and negotiate the most favorable terms on your behalf.

Stop or reduce your mortgage payments for 3 to 12 months while you recover - without triggering foreclosure proceedings, provided you stay in communication with your lender and have an approved agreement in place.

A lender-approved forbearance does not cause the same credit damage as missed payments or foreclosure. We help you secure the forbearance before payments are missed when possible - protecting your credit from the start.

Most homeowners are unaware of all the programs available to them. We match you with every applicable federal program (FHA, VA, Fannie Mae, Freddie Mac), state program (HomeSafe Georgia, GMA Refinance), and lender-specific hardship option.

Your lender requires a documented financial hardship narrative and supporting evidence. We draft a compelling hardship letter and compile all required supporting documentation - maximizing your chance of approval on the first submission.

We handle every call, letter, and follow-up with your mortgage servicer so you do not have to navigate the frustrating, time-consuming process of loss mitigation by yourself.

Forbearance ends. We help you plan now for what happens at the end of your forbearance period - whether that means a repayment plan, loan modification, or another solution - so you are never caught off guard.

The more payments you miss, the larger the reinstatement amount your lender requires and the more documentation is needed to prove your hardship. The best time to pursue a loan modification is early - before you receive a Notice of Default or Notice of Sale. Call now: (833) 854-8900.

We review your loan type, lender, income, hardship circumstances, and timeline to identify every federal and state program you may qualify for.

We prepare your hardship letter, income documentation, and all required application materials for your lender's loss mitigation department and/or state program applications.

We submit your forbearance or assistance program application and initiate direct communication with your lender's loss mitigation team - advocating for the most favorable payment pause terms available.

We track your application, respond to any additional requests, and ensure your forbearance is officially documented in writing before you stop making payments.

Before your forbearance ends, we work with you to choose the best exit path - repayment plan, loan modification, or another resolution - so the temporary relief leads to a lasting solution.

Learn how mortgage relief and forbearance programs work in Georgia, including payment pauses, eligibility requirements, credit impact, and repayment options after forbearance ends.
Forbearance is temporary - it pauses or reduces your payments for a set period, but the missed amounts must eventually be repaid. A loan modification is permanent - it restructures your loan going forward with new terms. Many homeowners use forbearance as a bridge while pursuing a loan modification.
A lender-approved forbearance agreement, when properly documented, is generally reported differently than missed payments - particularly if the forbearance is requested before you miss a payment. We help you secure the agreement proactively to minimize any credit impact.
HomeSafe Georgia (homesafegeorgia.com) remains active as of 2026. The Georgia Mortgage Assistance program closed to new applications in March 2026, but the GMA Refinance Loan program is available through September 2026 while funds last. We will assess your eligibility for all current programs during your free consultation.
At the end of your forbearance period, your lender will typically offer you repayment options: a lump-sum payment of all paused amounts, a repayment plan spread over several months, a loan modification that incorporates the missed payments, or - for some government-backed loans - deferral to the end of the loan. We help you plan for this before your forbearance begins.
Yes. Many forbearance and mortgage relief programs are available even if you have already missed payments. The key is to initiate the process as early as possible - the more payments you miss without a formal agreement in place, the more complicated the resolution becomes.
