Please read these Terms and Conditions ('Terms') carefully before using the website located at atlantaforeclosurehelp.com (the 'Site') or engaging the services of Atlanta Foreclosure Help ('we,' 'us,' 'our,' or 'Company'). By accessing or using our Site or services, you agree to be bound by these Terms. If you do not agree, please do not use our Site or services.

1. About Atlanta Foreclosure Help

Atlanta Foreclosure Help is a licensed real estate brokerage operating under Georgia Real Estate License #318157, affiliated with VirtualProperties.NET Real Estate. We provide real estate brokerage services to Georgia homeowners facing foreclosure, including short sale assistance, pre-foreclosure counseling, lender negotiation, and related services. We are not a law firm, a financial institution, or a government agency.

2. Services Description

Our services include, but are not limited to:

  • Free initial foreclosure prevention consultation

  • Short sale listing, negotiation, and closing coordination

  • Loan modification documentation preparation and lender advocacy

  •  Forbearance program identification and application assistance

  • Pre-foreclosure counseling and options analysis

  •  Deed in lieu of foreclosure negotiation and coordination

  • Referrals to HUD-approved housing counselors and legal professionals

All services are provided as licensed real estate brokerage services under the laws of the State of Georgia. We do not provide legal advice, tax advice, financial planning advice, or bankruptcy counseling. Any information provided on our Site or during consultations is for informational purposes only and does not constitute professional legal, tax, or financial advice.

3. No Attorney-Client or Professional Advisory Relationship

Your use of this Site and your consultations with Atlanta Foreclosure Help do not create an attorney-client relationship, a financial advisor relationship, or any other professional advisory relationship beyond that of a licensed real estate brokerage and its client. For legal advice regarding foreclosure, bankruptcy, or mortgage law, we strongly encourage you to consult a licensed Georgia attorney.

4. Free Consultation Terms

The initial consultation offered by Atlanta Foreclosure Help is provided at no charge to the homeowner. The free consultation is:

  • Limited to one initial consultation per homeowner per property

  •  Provided for informational purposes only - it does not constitute a service agreement or engagement

  •  Not a guarantee of any particular outcome or result

  • Subject to scheduling availability at our discretion

By requesting a consultation, you authorize Atlanta Foreclosure Help to contact you by phone, email, and/or SMS using the contact information you provide.

5. Service Fees and Compensation

For short sale services, Atlanta Foreclosure Help is typically compensated through a real estate commission paid by the seller's lender as part of the short sale approval. No upfront fees are charged to the homeowner for short sale representation.

For other services (loan modification assistance, pre-foreclosure counseling packages, lender negotiation support), our fee structure will be clearly disclosed to you in writing before any service agreement is executed. You will never be charged any fee without your prior knowledge and written consent.

We are not affiliated with and receive no compensation from any mortgage lender, servicer, or government program for recommending their services to you.

6. No Guarantees of Outcome

Atlanta Foreclosure Help makes no representation or guarantee that:

  •  A loan modification application will be approved by your lender

  • A short sale will be approved or completed within any specific timeline

  •  A deed in lieu agreement will be accepted by your lender

  • Forbearance or mortgage relief program eligibility will be confirmed

  • Foreclosure proceedings will be stopped or delayed

Outcomes depend on factors outside our control, including your lender's policies, your financial situation, property value, existing liens, and applicable law. We commit to providing professional, diligent service on your behalf - but we cannot guarantee specific results.

7. Accuracy of Information on This Site

We make reasonable efforts to ensure that the information on our Site is accurate, current, and complete. However, real estate laws, mortgage programs, and government assistance programs change frequently. Information on this Site is provided for general informational purposes only and may not reflect the most current legal, regulatory, or program developments.

We specifically note that as of the date of these Terms, the Georgia Mortgage Assistance (GMA) program closed to new applications in March 2026, and program availability for HomeSafe Georgia and the GMA Refinance Loan program is subject to available funding. Always confirm current program availability directly with the Georgia Department of Community Affairs.

13. Governing Law and Dispute Resolution

These Terms are governed by the laws of the State of Georgia, without regard to its conflict of law provisions. Any dispute arising from these Terms or your use of our Site or services shall be resolved in the state or federal courts located in Fulton County, Georgia. You consent to the personal jurisdiction of these courts for such purposes.

14. SMS Terms of Service

By providing your phone number and checking the SMS consent box on our contact form, you consent to receive automated and manually dialed text messages from Atlanta Foreclosure Help at the phone number you provide. These messages may include:

The remaining provisions will continue in full force and effect.
